Fogarty Finger took advantage of the stunning views on the 26th floor by opening the perimeter as soon as visitors turn the corner from the elevator lobby.

Fogarty Finger’s first completed project in Boston is an office space on the 26th floor of One Federal Street, located in the Financial District. The client, Tishman Speyer, wanted to renovate the space to be more collaborative and have an executive feel that would appeal to finance, pharma, and life science companies.

Project Overview:

Fogarty Finger took advantage of the stunning views on the 26th floor by opening the perimeter as soon as visitors turn the corner from the elevator lobby. To maximize the daylight brought deep into the space, the opaque walls strategically transition to glass partitions. The adjacent tenants expanded into this space from both sides, resulting in a left over space that looked like a puzzle piece where it was difficult to fully appreciate the views. By layering transparencies, Fogarty Finger created an effect of the corner view being visible from suite entry.

The office’s shelves and cabinets are beautifully paired with gray Pelle Grigio marble and is accented with the natural lighting, creating the focal point of the interiors. To give the suite a larger presence, the existing mechanical equipment was relocated to achieve a 9-foot ceiling height while the prebuild finishes extend into the multi-tenant corridor. The marketing suite features internal reception with conference rooms and private areas that face open office space.

To appeal to a wide range of clients, Fogarty Finger used a neutral material palette, including oak veneer millwork, white oak wood floors, gray stone and terrazzo and textured carpets. Thoughtfully layered materials bring a richness to the space; acoustically absorbent ceilings, plush carpet padding and material details result in an executive feel. To bring in pops of color the furniture, artwork, and accessories were carefully selected to brighten up the space, including cozy green chairs and abstract wall art.

One Federal Street is an inviting and more collaborative workspace through Fogarty Finger’s expertise and designs. This project is setting the standards for those to come of the firm’s Boston expansion.

Project Planning

We were tasked by the client to create a space with an executive level look and feel that met their program by appealing to pharma, life science and finance companies. The Program was driven by the client’s leasing team. Due to the previous tenants expanding into the corner suite from both sides, it created left over space that looked like a puzzle piece. Through strategic designs, daylight is brought deep into the space by layering transparencies, resulting in an effect where the corner view is visible from suite entry.

Project Details & Products

 The millwork screen wall was custom designed for the space by Fogarty Finger and fabricated by The Woodworks Architectural Millwork Inc. The screen wall was lit with a wall washer hidden in a cove above the screen wall, creating a scrim-like effect that helped mask the pantry behind reception.

The pantry backsplash (Pelle Grigio by Stonesource) and the pantry island top and terrazzo reception desk (Bardiglio by Naturali Stone) have similar color tones but varying textures that create a nuanced variation.

The most unique feature of the space is the way that Fogarty Finger opened the perimeter, allowing for stunning views as soon as visitors turned the corner from the elevator lobby.

Overall Project Results

Locating the pantry next to reception was different from what the client was accustomed to; they were concerned about visitors seeing a messy pantry which usually feels more back-of-house. By elevating the pantry finishes, Fogarty Finger designed a high-end visitor-facing space which has the subtle effect of encouraging office staff to keep it tidy. The pantry can also be used as an informal meeting space if the conference & huddle rooms are occupied.

One Federal Street has been so well received that the space was leased two months before construction was completed.
